Accokeek housing prices -when will it stop?

Not sure if this has been asked before, but I'm originally from Las Vegas and Homes are going for about $518,100 on average. Public transit needs a lot of work honestly. The parks and outdoor areas are a huge plus. What neighborhoods would you suggest? People here are genuinely friendly, not just surface-level.

Came here for my partner's job and stayed because it was the best decision I ever made. The pet-friendliness is honestly surprisingly good and I don't see that changing anytime soon.

Renting here right now, paying about /mo for a 2-bedroom. the quality of life is solid. Compared to San Francisco it's surprisingly good.

From a safety perspective, it really depends on the area. Some neighborhoods are pretty good, others not so much. Do your research on specific streets.

OK so I've been meaning to write this for a while. I moved here 1 years ago from Charlotte and here's my honest breakdown:

Housing: The market is competitive but not impossible. We're paying /mo for a 4-bed in Midtown. It's better than expected for what you get.

Jobs: The market is developing right now, especially in construction. If you're in real estate you might struggle.

People: Generally pretty good. It took about 6 months to build a solid friend group.

Food: improving. Tons of options if you like Southern.

Definitely worth checking out..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Highland for 6 years. Moved from San Diego for a fresh start. Here's my honest, detailed take:

**Housing:**
The market right now is hit or miss. We bought in 2019 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 3-bed in a safe area. It's gotten pricier but still beats the coasts.

**Employment:**
retail is strong here. hospitality is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.

**Quality of Life:**
it's not perfect but it works for me. The outdoor scene is underrated - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Highland schools are challenging. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Summers can be brutally hot. Dating scene is rough. And safety can be frustrating.

**Bottom line:**

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a writer, 51, moved here 11 years ago from Houston. I've lived in Springfield and Greenfield, and traveled to most parts of the metro.

**What I love:**
1. Lots of new development happening
2. Diverse dining options
3. Strong sense of community
4. The people are generally improving - I found my community within the first year

**What I don't love:**
1. Chain restaurants dominate
2. Far from beaches/mountains
3. The weather situation is pricey and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Springfield: Great for remote workers. tough vibes, walkable.
- Greenfield: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Houston, everything felt decent. Rent is about /mo. Groceries are manageable. Gas is developing. You can live comfortably on $90K-$150K here.

**Final verdict:**
