Cheapest neighborhoods in Agoura Hills?

Curious what people think. I'm a college student here and Rent is about $3,094/month for a decent place. Homes are going for about $1,072,200 on average. Honestly, I think it's a great place if you know where to look. Cost of living is definitely rising, but still manageable. Downtown has improved a lot in recent years. What do you all think? The food scene here is solid. Tons of great Mediterranean places. I'm still on the fence after all this time.
