Hello, My partner and I are Poverty rate is 9.8%, which is pretty low. The school system varies a lot by neighborhood. There's a real sense of community in certain neighborhoods. What would you do? It's a very car-dependent city, for better or worse. Traffic can be rough during rush hour, no sugarcoating that. Cost of living is definitely rising, but still manageable.

I'm a sales manager who relocated here from Phoenix about 10 years ago. The main reasons were a fresh start and a fresh start.
Pros I've experienced:
- Great outdoor activities nearby
- Close to major attractions
- Strong sense of community
Cons that are real:
- Urban sprawl is real
- Not a lot of cultural diversity
Financially, we've found it surprisingly good compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are affordable, gas is decent.
Socially, I genuinely enjoy living here. It's not for everyone but it works for us..

there are trade-offs but the good outweighs the bad. When I first moved here from Seattle, I was surprised by pet-friendliness. It took some adjustment but now I wouldn't trade it.

I've been in Sunset for 12 years. Moved from Boston for family. Here's my honest, detailed take:
**Housing:**
The market right now is surprisingly good. We bought in 2020 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Older homes are where the value is.
**Employment:**
retail is strong here. manufacturing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are growing for the area.
**Quality of Life:**
it's improved dramatically in recent years. The outdoor scene is challenging - we have ski resorts within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Sunset schools are pretty good. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Summers can be brutally hot. Limited entertainment options. And school system can be frustrating.
**Bottom line:**

Background: I'm a accountant, 40, moved here 9 years ago from Houston. I've lived in West and Sunset, and traveled to most parts of the metro.
**What I love:**
1. Cost of living is very reasonable
2. Good healthcare facilities
3. Lots of family-friendly activities
4. The people are generally better than expected - I found my community within the first year
**What I don't love:**
1. Bugs and humidity in summer
2. Far from beaches/mountains
3. The pet-friendliness situation is stable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- West: Great for young professionals. surprisingly good vibes, walkable.
- Sunset: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Houston, everything felt solid. Rent is about /mo. Groceries are stable. Gas is established. You can live comfortably on $90K-$100K here.
