Housing market in Alachua right now

Hey folks, We have two kids and Crime rate is something to consider -Alachua sits at 407.2 per 100K. The median home value here is around $285,700, which seems about average. Average temperature is around 70--F, so the weather is moderate. The school system varies a lot by neighborhood. The suburbs are where most families end up. Downtown has improved a lot in recent years.

Pros:
- Great weather
- Low crime in most areas
- Good internet infrastructure
- Active local events

Cons:
- Limited public transit
- Hot summers
- Cold winters
- Sprawl everywhere
- Not enough green space
What do you all think? Night life is decent if you know the right spots. It's not perfect, but the community is solid. The city has invested a lot in new development. Honestly, I think it's a great place if you know where to look. Downtown has improved a lot in recent years. The suburbs are where most families end up. The weather takes some getting used to. Cost of living is definitely rising, but still manageable. It's a very car-dependent city, for better or worse. The suburbs are where most families end up. Real talk - this place is not for everyone, and I think that's OK.

If you value housing market, you'll love it. The school system is genuinely challenging and I've found it's exactly what I was looking for. My neighborhood (West) is manageable and I feel safe walking around at night.

But if you're coming from San Francisco, be prepared for the culture shock. weather is completely different here. And Urban sprawl is real.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
