Rent vs buy in Alafaya -what makes sense?

Random thought, My family moved here when I was a kid. Median household income is $98,289, which feels pretty solid for the area. It's a a smaller city city with about 90,874 people. The median home value here is around $391,900, which seems about average. Rent is about $1,834/month for a decent place. I'd say it's better for families than young singles. Traffic can be rough during rush hour, no sugarcoating that. There's a real sense of community in certain neighborhoods. Night life is decent if you know the right spots. Public transit needs a lot of work honestly. The city has invested a lot in new development. I'd say it's better for families than young singles. The school system varies a lot by neighborhood. It's not perfect, but the community is solid. People here are genuinely friendly, not just surface-level. Property taxes are high but you get good services. There's a real sense of community in certain neighborhoods. The parks and outdoor areas are a huge plus. Public transit needs a lot of work honestly.

As someone who grew up here, it's improved dramatically in recent years. A lot has changed in the past few years though. food scene used to be much pricey but now it's tough.

Gonna give a different perspective here since most replies seem average.

I've been here 2 years and it's exactly what I was looking for. The thing nobody mentions is pet-friendliness. It's growing and it affects daily life more than you'd think.

That said, the weather is legit. And if you're into running, this place is excellent.

Neighborhood matters A LOT here. The Pine Hills side vs the Eastside side are basically different cities. Make sure you visit both before deciding.

Definitely worth checking out..
