Top 5 things I love about Alhambra

Hey everyone, Homes are going for about $812,700 on average. Household incomes average around $85,189 in Alhambra. Median household income is $85,189, which feels pretty solid for the area. Poverty rate is 9.2%, which is pretty low. There's a growing tech scene which is exciting. Cost of living is definitely rising, but still manageable.

Pros:
- Affordable cost of living
- Easy commute
- Walkable downtown

Cons:
- Limited public transit
- Rising rent prices
- Lack of diversity
- Not enough green space
Any advice would be great. The city has invested a lot in new development. People here are genuinely friendly, not just surface-level. The school system varies a lot by neighborhood. There's a real sense of community in certain neighborhoods. It's a very car-dependent city, for better or worse. I'd say it's better for families than young singles. Downtown has improved a lot in recent years. Property taxes are high but you get good services. The food scene here is surprisingly good. I'd say it's better for families than young singles. OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a real estate agent, 45, moved here 15 years ago from Boston. I've lived in Riverside and East, and traveled to most parts of the metro.

**What I love:**
1. Friendly community, easy to meet people
2. Growing food and restaurant scene
3. Good internet infrastructure
4. The people are generally pretty good - I found my community within the first year

**What I don't love:**
1. Limited high-paying job options
2. Homeless population growing downtown
3. The pet-friendliness situation is developing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Riverside: Great for young professionals. hit or miss vibes, walkable.
- East: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Boston, everything felt underrated. Rent is about /mo. Groceries are developing. Gas is reasonable. You can live comfortably on $60K-$150K here.

**Final verdict:**
Hope this helps!. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Bought a house here in 2023 and there are trade-offs but the good outweighs the bad. Property values have gone about the same since then.
