Anyone else feel this way? Household incomes average around $46,963 in Alice. Homes are going for about $107,700 on average. Crime rate is something to consider -Alice sits at 546.2 per 100K. Property taxes are high but you get good services. It's not perfect, but the community is solid. There's a growing tech scene which is exciting. What are your go-to spots? It's changing fast -some good, some not so much. Public transit needs a lot of work honestly. There's a growing tech scene which is exciting. I'd say it's better for families than young singles. Downtown has improved a lot in recent years. There's a real sense of community in certain neighborhoods. The school system varies a lot by neighborhood. Traffic can be rough during rush hour, no sugarcoating that. It's not perfect, but the community is solid. The parks and outdoor areas are a huge plus. I've been living here for 11 years and I'd say it was the best decision I ever made. The job market is solid compared to other places I've lived. Overall No regrets on my end..

The food scene here is surprisingly good. Tons of great BBQ places. there are trade-offs but the good outweighs the bad.

Bought a house here in 2020 and I'm still on the fence after all this time. Property values have gone about the same since then.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Westside for 15 years. Moved from Phoenix for work. Here's my honest, detailed take:

**Housing:**
The market right now is better than expected. We bought in 2020 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Older homes are where the value is.

**Employment:**
marketing is strong here. real estate is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.

**Quality of Life:**
it exceeded my expectations. The outdoor scene is pretty good - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Westside schools are surprisingly good. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Far from beaches/mountains. And weather can be frustrating.

**Bottom line:**
For families, I'd say this is a 5/10. Definitely worth checking out.. Feel free to ask specific questions - happy to help.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a real estate agent, 47, moved here 1 years ago from Tampa. I've lived in Cedar Grove and Oak Park, and traveled to most parts of the metro.

**What I love:**
1. Growing food and restaurant scene
2. Low crime in most neighborhoods
3. Close to major attractions
4. The people are generally solid - I found my community within the first year

**What I don't love:**
1. Winters are long and cold
2. Rising rent and home prices
3. The safety situation is stable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Cedar Grove: Great for families. average vibes, walkable.
- Oak Park: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Tampa, everything felt improving. Rent is about /mo. Groceries are established. Gas is competitive. You can live comfortably on $50K-$90K here.

**Final verdict:**
Would recommend to anyone considering it.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Real talk - this place is not for everyone, and I think that's OK.

If you value community vibe, you'll love it. The traffic is genuinely average and I've found it exceeded my expectations. My neighborhood (Uptown) is developing and I feel safe walking around at night.

But if you're coming from Baltimore, be prepared for the culture shock. housing market is completely different here. And Not a lot of cultural diversity.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
