Anyone regret moving to Aliso Viejo?

Hey folks, Just moved here 9 months ago and Median household income is $137,970, which feels pretty solid for the area. The median home value here is around $863,800, which is pretty steep. Property taxes are high but you get good services. The food scene here is surprisingly good. Would love some local perspective. Appreciate any input. Downtown has improved a lot in recent years. Night life is decent if you know the right spots. The city has invested a lot in new development. Traffic can be rough during rush hour, no sugarcoating that.

Bought a house here in 2020 and I genuinely enjoy living here. Property values have gone down slightly since then.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in The Heights for 13 years. Moved from Pittsburgh for family. Here's my honest, detailed take:

**Housing:**
The market right now is surprisingly good. We bought in 2021 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. It's gotten pricier but still beats the coasts.

**Employment:**
hospitality is strong here. tech is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.

**Quality of Life:**
it's not perfect but it works for me. The outdoor scene is challenging - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. The Heights schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Summers can be brutally hot. Far from beaches/mountains. And job market can be frustrating.

**Bottom line:**

OK so I've been meaning to write this for a while. I moved here 5 years ago from Raleigh and here's my honest breakdown:

Housing: The market is competitive but not impossible. We're paying /mo for a 3-bed in North. It's excellent for what you get.

Jobs: The market is developing right now, especially in manufacturing. If you're in engineering you might struggle.

People: Generally better than expected. It took about 9 months to build a solid friend group.

Food: improving. Tons of options if you like Indian.

I've been living here for 4 years and I'd say I love the pace of life here. The food scene is pretty good compared to other places I've lived. Overall Happy to answer more specific questions..
