Rent vs buy in Allen -what makes sense?

I'm a teacher here and Rent is about $1,877/month for a decent place. Downtown has improved a lot in recent years. It's not perfect, but the community is solid. What are your go-to spots? There's a real sense of community in certain neighborhoods. Night life is decent if you know the right spots.
