Things Allen needs to improve

I grew up here but left for a while. Median household income is $129,130, which feels pretty solid for the area. Homes are going for about $429,900 on average. Household incomes average around $129,130 in Allen. It's a a mid-size city city with about 108K people. With a population of 108K, Allen is a mid-size city. Night life is decent if you know the right spots. Cost of living is definitely rising, but still manageable. It's not perfect, but the community is solid.

Pros:
- Great weather
- Good job market
- Growing food scene
- Plenty of shopping options
- Good airport connections

Cons:
- Traffic can be terrible
- Limited public transit
- Sprawl everywhere
- Limited dining options
- Few job opportunities in some fields
TIA! It's changing fast -some good, some not so much. There's a real sense of community in certain neighborhoods. I'd say it's better for families than young singles. Downtown has improved a lot in recent years. There's a growing tech scene which is exciting. Traffic can be rough during rush hour, no sugarcoating that. I'd say it's better for families than young singles. The school system varies a lot by neighborhood. The weather takes some getting used to. It's a very car-dependent city, for better or worse. The suburbs are where most families end up. The food scene here is surprisingly good. It's changing fast -some good, some not so much. Downtown has improved a lot in recent years. Gonna give a different perspective here since most replies seem tough.

I've been here 2 years and I love the pace of life here. The thing nobody mentions is walkability. It's manageable and it affects daily life more than you'd think.

That said, the cost of living is legit. And if you're into camping, this place is challenging.

Neighborhood matters A LOT here. The Riverside side vs the Pine Hills side are basically different cities. Make sure you visit both before deciding.

Definitely worth checking out..

Real talk - this place is not for everyone, and I think that's OK.

If you value cost of living, you'll love it. The healthcare is genuinely surprisingly good and I've found the quality of life is solid. My neighborhood (Springfield) is developing and I feel safe walking around at night.

But if you're coming from Minneapolis, be prepared for the culture shock. school system is completely different here. And Limited public transit options.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

If you're remote, this place is great for cost of living. it was the best decision I ever made. Internet is solid in most areas.

OK so I've been meaning to write this for a while. I moved here 2 years ago from Nashville and here's my honest breakdown:

Housing: It's gotten pricier but still beats the coasts. We're paying /mo for a 4-bed in South. It's challenging for what you get.

Jobs: The market is affordable right now, especially in tech. If you're in retail you might struggle.

People: Generally surprisingly good. It took about 10 months to build a solid friend group.

Food: surprisingly good. Tons of options if you like farm-to-table.

It's not for everyone but it works for us..

Renting here right now, paying about /mo for a 3-bedroom. I have mixed feelings honestly. Compared to Phoenix it's improving.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Cedar Grove for 4 years. Moved from Dallas for a job opportunity. Here's my honest, detailed take:

**Housing:**
The market right now is hit or miss. We bought in 2022 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Lots of new construction which should help.

**Employment:**
hospitality is strong here. legal is hit or miss. If you're remote, you'll love the cost of living. Average salaries are stable for the area.

**Quality of Life:**
I'm still on the fence after all this time. The outdoor scene is improving - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Cedar Grove schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Limited high-paying job options. And public transit can be frustrating.

**Bottom line:**
For couples, I'd say this is a 7/10. Your mileage may vary depending on what you're looking for.. Feel free to ask specific questions - happy to help.

I've been here 10 years and the quality of life is solid. The thing nobody mentions is traffic. It's pricey and it affects daily life more than you'd think.

That said, the safety is legit. And if you're into skiing, this place is excellent.

Neighborhood matters A LOT here. The Westside side vs the Eastside side are basically different cities. Make sure you visit both before deciding.

Definitely worth checking out..

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a nurse, 47, moved here 4 years ago from Houston. I've lived in Sunset and South, and traveled to most parts of the metro.

**What I love:**
1. Good schools in most areas
2. Lots of new development happening
3. Strong sense of community
4. The people are generally decent - I found my community within the first year

**What I don't love:**
1. Urban sprawl is real
2. Bugs and humidity in summer
3. The traffic situation is reasonable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Sunset: Great for families. better than expected vibes, walkable.
- South: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Houston, everything felt solid. Rent is about /mo. Groceries are pricey. Gas is wild. You can live comfortably on $100K-$70K here.

**Final verdict:**
Definitely worth checking out.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Gonna give a different perspective here since most replies seem average.

I've been here 8 years and it's been a really good experience overall. The thing nobody mentions is cost of living. It's growing and it affects daily life more than you'd think.

That said, the community vibe is legit. And if you're into photography, this place is underrated.

Neighborhood matters A LOT here. The Pine Hills side vs the Greenfield side are basically different cities. Make sure you visit both before deciding.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Downtown for 2 years. Moved from Nashville for quality of life. Here's my honest, detailed take:

**Housing:**
The market right now is tough. We bought in 2024 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. The market is competitive but not impossible.

**Employment:**
marketing is strong here. tech is hit or miss. If you're remote, you'll love the cost of living. Average salaries are affordable for the area.

**Quality of Life:**
I'm still on the fence after all this time. The outdoor scene is solid - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Downtown schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Nightlife is limited. Limited entertainment options. And nightlife can be frustrating.

**Bottom line:**
For remote workers, I'd say this is a 6/10. No regrets on my end.. Feel free to ask specific questions - happy to help.

I've lived in Cedar Grove for about 4 years now, so I can give you a pretty detailed perspective.

it's improved dramatically in recent years. When I first moved here from Houston, I was surprised by pet-friendliness. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Nice parks and green spaces
- Good internet infrastructure
- The weather scene is excellent

The downsides:
- Traffic during rush hour is rough
- Homeless population growing downtown

Overall I'd rate it 6/10 for young professionals. Feel free to reach out with questions..
