Housing market in Alpharetta right now

Been meaning to ask this. I'm a nurse at the local hospital and The median home value here is around $605,700, which is pretty steep. It's a a smaller city city with about 66,355 people. The unemployment rate is 3.9%, which is pretty low. Average temperature is around 60--F, so the weather is moderate. Honestly, I think it's a great place if you know where to look. Downtown has improved a lot in recent years. Night life is decent if you know the right spots. Public transit needs a lot of work honestly.

Pros:

- Walkable downtown
- Good airport connections

Cons:
- Hot summers
- Limited nightlife
- Lack of diversity
- Few job opportunities in some fields

As someone who grew up here, it's been a really good experience overall. A lot has changed in the past few years though. job market used to be much developing but now it's better than expected.

Real talk - this place is not for everyone, and I think that's OK.

If you value dating scene, you'll love it. The dating scene is genuinely better than expected and I've found there are trade-offs but the good outweighs the bad. My neighborhood (Old Town) is manageable and I feel safe walking around at night.

But if you're coming from Atlanta, be prepared for the culture shock. community vibe is completely different here. And Urban sprawl is real.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a lawyer, 37, moved here 2 years ago from Miami. I've lived in Eastside and Uptown, and traveled to most parts of the metro.

**What I love:**
1. Good schools in most areas
2. Decent public transit for the size
3. Close to major attractions
4. The people are generally better than expected - I found my community within the first year

**What I don't love:**
1. Rising rent and home prices
2. Limited shopping options
3. The community vibe situation is developing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Eastside: Great for singles. pretty good vibes, walkable.
- Uptown: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Miami, everything felt average. Rent is about /mo. Groceries are manageable. Gas is established. You can live comfortably on $60K-$130K here.

But if you're coming from Nashville, be prepared for the culture shock. pet-friendliness is completely different here. And Winters are long and cold.
