Housing market in Alum Rock right now

Not sure if this has been asked before, but I'm originally from San Francisco and Average temperature is around 62--F, so the weather is moderate. It's a a small town city with about 11,619 people. Cost of living is definitely rising, but still manageable. What are your go-to spots?

Public transit is better than expected here. You'll probably need a car for most things. I'm still on the fence after all this time.
