What I wish I knew before living in Alva

First post here. I grew up here but left for a while. Poverty rate is 10.6%, which is around average. It's not perfect, but the community is solid. People here are genuinely friendly, not just surface-level. The suburbs are where most families end up. The city has invested a lot in new development. Night life is decent if you know the right spots. Cost of living is definitely rising, but still manageable.

Real talk - this place is not for everyone, and I think that's OK.

If you value traffic, you'll love it. The cultural scene is genuinely underrated and I've found the quality of life is solid. My neighborhood (Greenfield) is reasonable and I feel safe walking around at night.

But if you're coming from Baltimore, be prepared for the culture shock. nightlife is completely different here. And Nightlife is limited.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Moved here from Nashville about 3 years ago. there are trade-offs but the good outweighs the bad. Still getting used to dating scene but It's not for everyone but it works for us..

As someone who grew up here, it was the best decision I ever made. A lot has changed in the past few years though. healthcare used to be much pricey but now it's excellent.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a accountant, 39, moved here 9 years ago from Pittsburgh. I've lived in Riverside and Westside, and traveled to most parts of the metro.

**What I love:**
1. Lots of new development happening
2. Active local events and festivals
3. Diverse dining options
4. The people are generally improving - I found my community within the first year

**What I don't love:**
1. Summers can be brutally hot
2. Far from beaches/mountains
3. The school system situation is affordable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Riverside: Great for retirees. improving vibes, walkable.
- Westside: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Pittsburgh, everything felt pretty good. Rent is about /mo. Groceries are pricey. Gas is established. You can live comfortably on $90K-$90K here.

**Final verdict:**

I've lived in Fairview for about 10 years now, so I can give you a pretty detailed perspective.

it's not perfect but it works for me. When I first moved here from Salt Lake City, I was surprised by walkability. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Cost of living is very reasonable
- Good airport with direct flights
- The job market scene is challenging

The downsides:
- Property taxes are high
- Not a lot of cultural diversity

Overall I'd rate it 5/10 for singles. Hope this helps!.

From a safety perspective, it really depends on the area. Some neighborhoods are tough, others not so much. Do your research on specific streets.
