Biggest downsides of living in Alvin?

OK so I'm a nurse at the local hospital and It's a a smaller city city with about 27,700 people. Median household income is $68,769, which feels about average for the area. Property taxes are high but you get good services. The city has invested a lot in new development. The school system varies a lot by neighborhood. Should I be concerned? It's a very car-dependent city, for better or worse. The weather takes some getting used to. Downtown has improved a lot in recent years.

Weather-wise, the summers are pretty good and winters are growing. You get used to it after the first year.

Gonna give a different perspective here since most replies seem tough.

I've been here 7 years and it exceeded my expectations. The thing nobody mentions is nightlife. It's reasonable and it affects daily life more than you'd think.

That said, the traffic is legit. And if you're into photography, this place is average.

Neighborhood matters A LOT here. The Westside side vs the Greenfield side are basically different cities. Make sure you visit both before deciding.

Bought a house here in 2017 and I wouldn't want to live anywhere else right now. Property values have gone up significantly since then.

I'd say the biggest thing people don't talk about is cost of living. I wouldn't want to live anywhere else right now. Worth doing your research before committing.

I'm a contractor and I've found it's exactly what I was looking for. The community is pretty good and there's always something going on.

Great question. I'll try to be comprehensive here.

I'm a nurse who relocated here from Atlanta about 10 years ago. The main reasons were work and a fresh start.

Pros I've experienced:
- Four distinct seasons
- Affordable housing options
- Diverse dining options

Cons that are real:
- Limited public transit options
- Urban sprawl is real

Financially, we've found it underrated compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are wild, gas is hit or miss.

Socially, I love the pace of life here. Would recommend to anyone considering it..

Real talk - this place is not for everyone, and I think that's OK.

If you value dating scene, you'll love it. The nightlife is genuinely decent and I've found there are trade-offs but the good outweighs the bad. My neighborhood (Riverside) is stable and I feel safe walking around at night.

But if you're coming from Pittsburgh, be prepared for the culture shock. walkability is completely different here. And Urban sprawl is real.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
