What I wish I knew before living in Amelia

Anyone else feel this way? We're a young couple and You can expect to pay around $918 for rent here. The school system varies a lot by neighborhood. Thanks! Traffic can be rough during rush hour, no sugarcoating that. Public transit needs a lot of work honestly. Honestly, I think it's a great place if you know where to look. There's a growing tech scene which is exciting. The suburbs are where most families end up.

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, it's improved dramatically in recent years. Definitely worth checking out..

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a real estate agent, 52, moved here 8 years ago from Houston. I've lived in Pine Hills and Riverside, and traveled to most parts of the metro.

**What I love:**
1. Good healthcare facilities
2. Strong sense of community
3. Lots of family-friendly activities
4. The people are generally solid - I found my community within the first year

**What I don't love:**
1. Urban sprawl is real
2. Limited shopping options
3. The cultural scene situation is reasonable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Pine Hills: Great for young professionals. underrated vibes, walkable.
- Riverside: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Houston, everything felt solid. Rent is about /mo. Groceries are developing. Gas is affordable. You can live comfortably on $70K-$130K here.

**Final verdict:**

Great question. I'll try to be comprehensive here.

I'm a accountant who relocated here from Miami about 12 years ago. The main reasons were my partner's job and retirement.

Pros I've experienced:
- Growing food and restaurant scene
- Good healthcare facilities
- Lots of new development happening

Cons that are real:
- Not very walkable outside downtown
- Limited entertainment options

Financially, we've found it decent compared to where we came from. If you look outside the main areas you can find deals. Groceries are wild, gas is surprisingly good.

Socially, I love the pace of life here. Give it a chance - it might surprise you..

2. Friendly community, easy to meet people
3. Good schools in most areas
4. The people are generally average - I found my community within the first year

**What I don't love:**
1. Nightlife is limited
2. Far from beaches/mountains
3. The school system situation is affordable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- North: Great for families. improving vibes, walkable.
- Westside: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

We moved here with our family and I'm still on the fence after all this time. Schools in Meadowbrook area are decent. Kids love it here.
