Pros and cons of American Fork after 2 years

First post here. My partner and I are With a population of 35,312, American Fork is a smaller city. Poverty rate is 5.9%, which is pretty low. Homes are going for about $467,900 on average. There's a real sense of community in certain neighborhoods. The suburbs are where most families end up. Downtown has improved a lot in recent years. Am I wrong here? It's a very car-dependent city, for better or worse. Night life is decent if you know the right spots. Property taxes are high but you get good services. People here are genuinely friendly, not just surface-level. The school system varies a lot by neighborhood. I'd say it's better for families than young singles. Came here for school and stayed because it exceeded my expectations. The community vibe is honestly solid and I don't see that changing anytime soon.

As someone who grew up here, I wouldn't want to live anywhere else right now. A lot has changed in the past few years though. healthcare used to be much manageable but now it's solid.

Great question. I'll try to be comprehensive here.

I'm a marketing manager who relocated here from Phoenix about 5 years ago. The main reasons were school and cost of living.

Pros I've experienced:
- Growing food and restaurant scene
- Strong job market in several industries
- Four distinct seasons

Cons that are real:
- Limited public transit options
- Road conditions need improvement

Financially, we've found it pretty good compared to where we came from. Older homes are where the value is. Groceries are pricey, gas is improving.

Socially, I'm still on the fence after all this time. Your mileage may vary depending on what you're looking for..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Springfield for 2 years. Moved from Atlanta for weather. Here's my honest, detailed take:

**Housing:**
The market right now is solid. We bought in 2017 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 4-bed in a safe area. It's gotten pricier but still beats the coasts.

**Employment:**
education is strong here. consulting is hit or miss. If you're remote, you'll love the cost of living. Average salaries are competitive for the area.

**Quality of Life:**
I wouldn't want to live anywhere else right now. The outdoor scene is surprisingly good - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Springfield schools are average. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Chain restaurants dominate. And community vibe can be frustrating.

**Bottom line:**
