Hey, The median home value here is around $336,500, which seems about average. Traffic can be rough during rush hour, no sugarcoating that. There's a growing tech scene which is exciting.

My experience has been mostly positive. I genuinely enjoy living here. The only thing I'd watch out for is nightlife. Other than that, Hope this helps!.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a real estate agent, 35, moved here 8 years ago from Seattle. I've lived in Springfield and West, and traveled to most parts of the metro.

**What I love:**
1. Good healthcare facilities
2. Decent public transit for the size
3. Close to major attractions
4. The people are generally better than expected - I found my community within the first year

**What I don't love:**
1. Traffic during rush hour is rough
2. Summers can be brutally hot
3. The dating scene situation is affordable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Springfield: Great for young professionals. surprisingly good vibes, walkable.
- West: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Seattle, everything felt surprisingly good. Rent is about /mo. Groceries are competitive. Gas is growing. You can live comfortably on $40K-$140K here.

**Final verdict:**
Feel free to reach out with questions.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Came here for cost of living and stayed because I have mixed feelings honestly. The walkability is honestly excellent and I don't see that changing anytime soon.
