Andrews in the winter -how bad?

Hey, Poverty rate is 11.2%, which is around average. Median household income is $78,896, which feels about average for the area. Crime rate is something to consider -Andrews sits at 417.5 per 100K. Homes are going for about $186,700 on average. The city has invested a lot in new development. Downtown has improved a lot in recent years. The weather takes some getting used to. Thoughts? Public transit needs a lot of work honestly. The school system varies a lot by neighborhood. Honestly, I think it's a great place if you know where to look. Night life is decent if you know the right spots. The suburbs are where most families end up. People here are genuinely friendly, not just surface-level. Traffic can be rough during rush hour, no sugarcoating that. Traffic can be rough during rush hour, no sugarcoating that. The city has invested a lot in new development. Downtown has improved a lot in recent years. There's a real sense of community in certain neighborhoods. The weather takes some getting used to. It's not perfect, but the community is solid. Bought a house here in 2015 and it's exactly what I was looking for. Property values have gone about the same since then.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in South for 3 years. Moved from Houston for a job opportunity. Here's my honest, detailed take:

**Housing:**
The market right now is excellent. We bought in 2019 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 3-bed in a safe area. It's gotten pricier but still beats the coasts.

**Employment:**
construction is strong here. government is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.

**Quality of Life:**
it was the best decision I ever made. The outdoor scene is surprisingly good - we have state parks within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. South schools are solid. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Nightlife is limited. Not a lot of cultural diversity. And school system can be frustrating.

**Bottom line:**
For singles, I'd say this is a 7/10. Would recommend to anyone considering it.. Feel free to ask specific questions - happy to help.

From a safety perspective, it really depends on the area. Some neighborhoods are average, others not so much. Do your research on specific streets.

Great question. I'll try to be comprehensive here.

I'm a project manager who relocated here from Dallas about 4 years ago. The main reasons were retirement and my partner's job.

Pros I've experienced:
- Friendly community, easy to meet people
- Four distinct seasons
- Diverse dining options

Cons that are real:
- Limited public transit options
- Chain restaurants dominate

Financially, we've found it excellent compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are developing, gas is surprisingly good.

Socially, I genuinely enjoy living here. Good luck with whatever you decide..

Renting here right now, paying about /mo for a 2-bedroom. I'm still on the fence after all this time. Compared to Miami it's solid.
