First post here. Crime rate is something to consider -Apple Valley sits at 457.8 per 100K. Household incomes average around $65,926 in Apple Valley. It's changing fast -some good, some not so much. Honestly, I think it's a great place if you know where to look. Is this normal for Apple Valley? Cost of living is definitely rising, but still manageable. There's a growing tech scene which is exciting. Traffic can be rough during rush hour, no sugarcoating that. It's a very car-dependent city, for better or worse. OK so I've been meaning to write this for a while. I moved here 7 years ago from LA and here's my honest breakdown:
Housing: If you look outside the main areas you can find deals. We're paying /mo for a 4-bed in Sunset. It's surprisingly good for what you get.
Jobs: The market is reasonable right now, especially in healthcare. If you're in legal you might struggle.
People: Generally better than expected. It took about 15 months to build a solid friend group.
Food: excellent. Tons of options if you like Italian.
It's not for everyone but it works for us..

Real talk - this place is not for everyone, and I think that's OK.
If you value cost of living, you'll love it. The dating scene is genuinely improving and I've found I have mixed feelings honestly. My neighborhood (Springfield) is wild and I feel safe walking around at night.
But if you're coming from San Francisco, be prepared for the culture shock. weather is completely different here. And Nightlife is limited.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I've lived in Westside for about 4 years now, so I can give you a pretty detailed perspective.
it's improved dramatically in recent years. When I first moved here from San Diego, I was surprised by food scene. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Friendly community, easy to meet people
- Growing food and restaurant scene
- The cultural scene scene is hit or miss
The downsides:
- Limited public transit options
- Not very walkable outside downtown
Overall I'd rate it 8/10 for families. Your mileage may vary depending on what you're looking for..

I've been in Greenfield for 2 years. Moved from Charlotte for family. Here's my honest, detailed take:
**Housing:**
The market right now is challenging. We bought in 2017 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Lots of new construction which should help.
**Employment:**
manufacturing is strong here. retail is hit or miss. If you're remote, you'll love the cost of living. Average salaries are stable for the area.
**Quality of Life:**
I have mixed feelings honestly. The outdoor scene is challenging - we have biking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Greenfield schools are pretty good. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Limited shopping options. And job market can be frustrating.
