So, I'm single, late 40s, and Median household income is $65,926, which feels about average for the area. Average temperature is around 62--F, so the weather is moderate. Traffic can be rough during rush hour, no sugarcoating that. What would you do? Night life is decent if you know the right spots.

Background: I'm a accountant, 51, moved here 6 years ago from Atlanta. I've lived in Midtown and Eastside, and traveled to most parts of the metro.

**What I love:**
1. Decent public transit for the size

1. Rising rent and home prices
2. Far from beaches/mountains

OK so I've been meaning to write this for a while. I moved here 11 years ago from LA and here's my honest breakdown:

Housing: Older homes are where the value is. We're paying /mo for a 2-bed in Springfield. It's hit or miss for what you get.

Jobs: The market is stable right now, especially in healthcare. If you're in tech you might struggle.

People: Generally improving. It took about 14 months to build a solid friend group.

Food: improving. Tons of options if you like BBQ.

I've been here 15 years and I love the pace of life here. The thing nobody mentions is weather. It's manageable and it affects daily life more than you'd think.

That said, the walkability is legit. And if you're into kayaking, this place is challenging.

Neighborhood matters A LOT here. The Downtown side vs the The Heights side are basically different cities. Make sure you visit both before deciding.
