Couple moving to Arcadia from out of state

We're a young couple and Poverty rate is 5.1%, which is pretty low. Average temperature is around 66--F, so the weather is moderate. With a population of 55,550, Arcadia is a smaller city. The city has invested a lot in new development. Traffic can be rough during rush hour, no sugarcoating that. Worth the trade-offs? The weather takes some getting used to. The school system varies a lot by neighborhood. Downtown has improved a lot in recent years. People here are genuinely friendly, not just surface-level. I've lived in South for about 11 years now, so I can give you a pretty detailed perspective.

there are trade-offs but the good outweighs the bad. When I first moved here from Pittsburgh, I was surprised by community vibe. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Great outdoor activities nearby
- Active local events and festivals
- The nightlife scene is excellent

The downsides:
- Chain restaurants dominate
- Dating scene is rough

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Pine Hills for 3 years. Moved from Tampa for cost of living. Here's my honest, detailed take:

**Housing:**
The market right now is improving. We bought in 2023 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 3-bed in a safe area. The market is competitive but not impossible.

**Employment:**
healthcare is strong here. finance is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.

**Quality of Life:**
it exceeded my expectations. The outdoor scene is surprisingly good - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are excellent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Road conditions need improvement. Bugs and humidity in summer. And public transit can be frustrating.

**Bottom line:**

Gonna give a different perspective here since most replies seem improving.

I've been here 13 years and it's improved dramatically in recent years. The thing nobody mentions is outdoor recreation. It's developing and it affects daily life more than you'd think.

That said, the public transit is legit. And if you're into running, this place is surprisingly good.

Neighborhood matters A LOT here. The Uptown side vs the Greenfield side are basically different cities. Make sure you visit both before deciding.

Give it a chance - it might surprise you..
