Should I move to Arcadia or stay in Memphis?

Been living here since 2005. Household incomes average around $116,142 in Arcadia. You can expect to pay around $2,118 for rent here. Night life is decent if you know the right spots. Does this match your experience? Property taxes are high but you get good services. The school system varies a lot by neighborhood.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in The Heights for 1 years. Moved from Pittsburgh for retirement. Here's my honest, detailed take:

**Housing:**
The market right now is hit or miss. We bought in 2016 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. If you look outside the main areas you can find deals.

**Employment:**
construction is strong here. retail is hit or miss. If you're remote, you'll love the cost of living. Average salaries are competitive for the area.

**Quality of Life:**
I love the pace of life here. The outdoor scene is improving - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. The Heights schools are excellent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Winters are long and cold. Bugs and humidity in summer. And community vibe can be frustrating.

**Bottom line:**

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a real estate agent, 29, moved here 12 years ago from Minneapolis. I've lived in West and Pine Hills, and traveled to most parts of the metro.

**What I love:**
1. Great outdoor activities nearby
2. Lots of new development happening
3. Lots of family-friendly activities
4. The people are generally better than expected - I found my community within the first year

**What I don't love:**
1. Summers can be brutally hot
2. Urban sprawl is real
3. The housing market situation is growing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- West: Great for families. excellent vibes, walkable.
- Pine Hills: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Minneapolis, everything felt solid. Rent is about /mo. Groceries are developing. Gas is developing. You can live comfortably on $50K-$140K here.

I'm a software engineer who relocated here from LA about 8 years ago. The main reasons were my partner's job and a fresh start.

Pros I've experienced:
- Low crime in most neighborhoods
- Nice parks and green spaces
- Affordable housing options

Cons that are real:
- Urban sprawl is real
- Bugs and humidity in summer

Financially, we've found it challenging compared to where we came from. The market is competitive but not impossible. Groceries are established, gas is improving.

Socially, it's been a really good experience overall. Your mileage may vary depending on what you're looking for..
