I've been in Pine Hills for 15 years. Moved from Charlotte for cost of living. Here's my honest, detailed take:
**Housing:**
The market right now is solid. We bought in 2022 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. Lots of new construction which should help.
**Employment:**
tech is strong here. marketing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.
**Quality of Life:**
I genuinely enjoy living here. The outdoor scene is average - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Urban sprawl is real. Homeless population growing downtown. And healthcare can be frustrating.
**Bottom line:**

I'm a social worker who relocated here from Raleigh about 12 years ago. The main reasons were a job opportunity and a fresh start.
Pros I've experienced:
- Cost of living is very reasonable
- Strong job market in several industries
- Lots of new development happening
Cons that are real:
- Limited high-paying job options
- Chain restaurants dominate
Financially, we've found it surprisingly good compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are growing, gas is excellent.

Real talk - this place is not for everyone, and I think that's OK.
If you value cost of living, you'll love it. The housing market is genuinely better than expected and I've found it's improved dramatically in recent years. My neighborhood (North) is manageable and I feel safe walking around at night.
But if you're coming from Salt Lake City, be prepared for the culture shock. outdoor recreation is completely different here. And Homeless population growing downtown.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Gonna give a different perspective here since most replies seem better than expected.
I've been here 10 years and I wouldn't want to live anywhere else right now. The thing nobody mentions is outdoor recreation. It's reasonable and it affects daily life more than you'd think.
That said, the safety is legit. And if you're into mountain biking, this place is improving.
Neighborhood matters A LOT here. The South side vs the Fairview side are basically different cities. Make sure you visit both before deciding.
Give it a chance - it might surprise you..

it was the best decision I ever made. The outdoor scene is solid - we have biking trails within easy driving distance. Dining has gotten so much better in the past few years.

Renting here right now, paying about /mo for a 2-bedroom. there are trade-offs but the good outweighs the bad. Compared to Denver it's pretty good.
