First post here. Rent is about $2,275/month for a decent place. Median household income is $140,160, which feels pretty solid for the area. The school system varies a lot by neighborhood. Anyone in a similar situation? The school system varies a lot by neighborhood. The food scene here is surprisingly good. The parks and outdoor areas are a huge plus.

Gonna give a different perspective here since most replies seem tough.
I've been here 2 years and I'm still on the fence after all this time. The thing nobody mentions is walkability. It's reasonable and it affects daily life more than you'd think.
That said, the nightlife is legit. And if you're into surfing, this place is average.
Neighborhood matters A LOT here. The Lakewood side vs the The Heights side are basically different cities. Make sure you visit both before deciding.
Give it a chance - it might surprise you..

The food scene here is surprisingly good. Tons of great Southern places. I wouldn't want to live anywhere else right now.

I've lived in Pine Hills for about 3 years now, so I can give you a pretty detailed perspective.
it's exactly what I was looking for. When I first moved here from Raleigh, I was surprised by cost of living. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Cost of living is very reasonable
- Good healthcare facilities
- The traffic scene is excellent
The downsides:
- Rising rent and home prices
- Nightlife is limited
Overall I'd rate it 9/10 for couples. Feel free to reach out with questions..

Great question. I'll try to be comprehensive here.
I'm a project manager who relocated here from Chicago about 10 years ago. The main reasons were work and quality of life.
Pros I've experienced:
- Growing food and restaurant scene
- Nice parks and green spaces
- Diverse dining options
Cons that are real:
- Traffic during rush hour is rough
- Dating scene is rough
Financially, we've found it surprisingly good compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are stable, gas is decent.
Socially, it was the best decision I ever made. Hope this helps!.
