Anyone else feel this way? I'm a 26-year-old marketing manager and Rent is about $1,802/month for a decent place. Median household income is $113,396, which feels pretty solid for the area. Household incomes average around $113,396 in Arvada. Honestly, I think it's a great place if you know where to look. The school system varies a lot by neighborhood. Should I be concerned? It's not perfect, but the community is solid. The parks and outdoor areas are a huge plus.

Bought a house here in 2017 and it's not perfect but it works for me. Property values have gone up significantly since then.

Great question. I'll try to be comprehensive here.
I'm a electrician who relocated here from Austin about 1 years ago. The main reasons were retirement and quality of life.
Pros I've experienced:
- Low crime in most neighborhoods
- Lots of new development happening
- Close to major attractions
Cons that are real:
- Rising rent and home prices
- Property taxes are high
Financially, we've found it better than expected compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are developing, gas is surprisingly good.
Socially, I'm still on the fence after all this time. Good luck with whatever you decide..

OK so I've been meaning to write this for a while. I moved here 1 years ago from Chicago and here's my honest breakdown:
Housing: If you look outside the main areas you can find deals. We're paying /mo for a 2-bed in Downtown. It's hit or miss for what you get.
Jobs: The market is growing right now, especially in construction. If you're in marketing you might struggle.
People: Generally solid. It took about 9 months to build a solid friend group.
Food: underrated. Tons of options if you like Italian.
Your mileage may vary depending on what you're looking for..

Real talk - this place is not for everyone, and I think that's OK.
If you value pet-friendliness, you'll love it. The school system is genuinely surprisingly good and I've found I love the pace of life here. My neighborhood (Westside) is established and I feel safe walking around at night.
But if you're coming from Tampa, be prepared for the culture shock. safety is completely different here. And Urban sprawl is real.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
