I've been here 8 years and it's been a really good experience overall. The thing nobody mentions is dating scene. It's reasonable and it affects daily life more than you'd think.
That said, the safety is legit. And if you're into hiking, this place is improving.
Neighborhood matters A LOT here. The Sunset side vs the Midtown side are basically different cities. Make sure you visit both before deciding.

If you value housing market, you'll love it. The healthcare is genuinely better than expected and I've found it's improved dramatically in recent years. My neighborhood (Meadowbrook) is wild and I feel safe walking around at night.
But if you're coming from Dallas, be prepared for the culture shock. job market is completely different here. And Dating scene is rough.
