Ashland housing prices -when will it stop?

Hi all, Crime rate is something to consider -Ashland sits at 135.4 per 100K. The median home value here is around $573,700, which is pretty steep. Median household income is $71,782, which feels about average for the area. The unemployment rate is 3.2%, which is pretty low. The school system varies a lot by neighborhood. Traffic can be rough during rush hour, no sugarcoating that. Public transit needs a lot of work honestly. What would you do? I'd say it's better for families than young singles. Downtown has improved a lot in recent years. It's not perfect, but the community is solid.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a project manager, 25, moved here 4 years ago from Chicago. I've lived in Pine Hills and Springfield, and traveled to most parts of the metro.

**What I love:**
1. Cost of living is very reasonable
2. Decent public transit for the size
3. Affordable housing options
4. The people are generally excellent - I found my community within the first year

**What I don't love:**
1. Limited public transit options
2. Limited high-paying job options
3. The safety situation is wild and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Pine Hills: Great for retirees. solid vibes, walkable.
- Springfield: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Chicago, everything felt better than expected. Rent is about /mo. Groceries are competitive. Gas is competitive. You can live comfortably on $60K-$80K here.

**Final verdict:**

Renting here right now, paying about /mo for a 2-bedroom. the quality of life is solid. Compared to Miami it's challenging.

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, it's improved dramatically in recent years. No regrets on my end..

Great question. I'll try to be comprehensive here.

I'm a contractor who relocated here from Charlotte about 4 years ago. The main reasons were my partner's job and family.

Pros I've experienced:
- Great outdoor activities nearby
- Friendly community, easy to meet people
- Good airport with direct flights

Cons that are real:
- Urban sprawl is real
- Limited shopping options

Financially, we've found it challenging compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are competitive, gas is surprisingly good.

Socially, I wouldn't want to live anywhere else right now. Happy to answer more specific questions..
