So, Poverty rate is 11.9%, which is around average. Rent is about $697/month for a decent place. It's not perfect, but the community is solid. Property taxes are high but you get good services. Am I wrong here? The food scene here is surprisingly good. Public transit needs a lot of work honestly. People here are genuinely friendly, not just surface-level. Traffic can be rough during rush hour, no sugarcoating that. Cost of living is definitely rising, but still manageable. It's a very car-dependent city, for better or worse.

Depends on what you're looking for honestly. If you want weather, then yeah this place is great. But if housing market matters to you, might want to look elsewhere.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a marketing manager, 29, moved here 2 years ago from Nashville. I've lived in Eastside and Old Town, and traveled to most parts of the metro.
**What I love:**
1. Growing food and restaurant scene
2. Good healthcare facilities
3. Lots of new development happening
4. The people are generally better than expected - I found my community within the first year
**What I don't love:**
1. Property taxes are high
2. Chain restaurants dominate
3. The school system situation is competitive and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Eastside: Great for couples. tough vibes, walkable.
- Old Town: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Nashville, everything felt challenging. Rent is about /mo. Groceries are stable. Gas is competitive. You can live comfortably on $90K-$120K here.
**Final verdict:**
Good luck with whatever you decide.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Used to live on the Riverside side, now on the Lakewood side. Completely different vibe. I'm still on the fence after all this time.

Depends on what you're looking for honestly. If you want outdoor recreation, then yeah this place is great. But if dating scene matters to you, might want to look elsewhere.

Hot take but it's improved dramatically in recent years. I know a lot of people disagree but after 8 years here, that's my honest assessment.

From a safety perspective, it really depends on the area. Some neighborhoods are better than expected, others not so much. Do your research on specific streets.

We moved here with our family and I wouldn't want to live anywhere else right now. Schools in Pine Hills area are decent. Kids love it here.
