Athens housing prices -when will it stop?

Random thought, I'm retired and Poverty rate is 9.7%, which is pretty low. Median household income is $65,000, which feels about average for the area. Property taxes are high but you get good services. Honestly, I think it's a great place if you know where to look. The city has invested a lot in new development. The city has invested a lot in new development. Public transit needs a lot of work honestly. Traffic can be rough during rush hour, no sugarcoating that. Night life is decent if you know the right spots. Downtown has improved a lot in recent years. Cost of living is definitely rising, but still manageable. Renting here right now, paying about /mo for a 2-bedroom. it exceeded my expectations. Compared to Dallas it's better than expected.
