Best and worst neighborhoods in Athens

First post here. We have two kids and Crime rate is something to consider -Athens sits at 24.5 per 100K. Rent is about $834/month for a decent place. With a population of 27,474, Athens is a smaller city. The unemployment rate is 1.9%, which is pretty low. It's not perfect, but the community is solid. The suburbs are where most families end up. It's changing fast -some good, some not so much. Am I wrong here? There's a growing tech scene which is exciting. The school system varies a lot by neighborhood. The weather takes some getting used to. The city has invested a lot in new development. There's a real sense of community in certain neighborhoods. It's a very car-dependent city, for better or worse.

Public transit is improving here. You'll probably need a car for most things. I genuinely enjoy living here.

I'm a real estate agent who relocated here from Dallas about 9 years ago. The main reasons were retirement and family.

Pros I've experienced:
- Friendly community, easy to meet people
- Growing food and restaurant scene
- Good healthcare facilities

Cons that are real:
- Limited shopping options
- Far from beaches/mountains

Financially, we've found it underrated compared to where we came from. Lots of new construction which should help. Groceries are manageable, gas is improving.

Socially, I wouldn't want to live anywhere else right now. Hope this helps!.

- Nice parks and green spaces
- Diverse dining options
- Strong sense of community

Cons that are real:
- Chain restaurants dominate
- Can feel isolated

Financially, we've found it excellent compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are pricey, gas is solid.

Socially, I'm still on the fence after all this time. Your mileage may vary depending on what you're looking for..

Depends on what you're looking for honestly. If you want walkability, then yeah this place is great. But if food scene matters to you, might want to look elsewhere.

OK so I've been meaning to write this for a while. I moved here 15 years ago from Salt Lake City and here's my honest breakdown:

Housing: Older homes are where the value is. We're paying /mo for a 4-bed in Uptown. It's improving for what you get.

Jobs: The market is competitive right now, especially in real estate. If you're in real estate you might struggle.

People: Generally average. It took about 17 months to build a solid friend group.

Food: surprisingly good. Tons of options if you like farm-to-table.

Definitely worth checking out..

Came here for work and stayed because I wouldn't want to live anywhere else right now. The public transit is honestly excellent and I don't see that changing anytime soon.

We moved here with our family and it's not perfect but it works for me. Schools in South area are pretty good. Kids love it here.

Gonna give a different perspective here since most replies seem tough.

I've been here 1 years and it's exactly what I was looking for. The thing nobody mentions is healthcare. It's manageable and it affects daily life more than you'd think.

That said, the safety is legit. And if you're into golfing, this place is solid.

Neighborhood matters A LOT here. The Fairview side vs the West side are basically different cities. Make sure you visit both before deciding.

Would recommend to anyone considering it..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Oak Park for 6 years. Moved from Portland for weather. Here's my honest, detailed take:

**Housing:**
The market right now is better than expected. We bought in 2020 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 2-bed in a safe area. If you look outside the main areas you can find deals.

**Employment:**
real estate is strong here. legal is hit or miss. If you're remote, you'll love the cost of living. Average salaries are growing for the area.

**Quality of Life:**
I love the pace of life here. The outdoor scene is decent - we have state parks within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Oak Park schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Nightlife is limited. Can feel isolated. And weather can be frustrating.

**Bottom line:**

Real talk - this place is not for everyone, and I think that's OK.

If you value public transit, you'll love it. The pet-friendliness is genuinely surprisingly good and I've found it was the best decision I ever made. My neighborhood (Uptown) is pricey and I feel safe walking around at night.

But if you're coming from Boston, be prepared for the culture shock. healthcare is completely different here. And Winters are long and cold.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Weather-wise, the summers are surprisingly good and winters are competitive. You get used to it after the first year.
