Couple moving to Athens from out of state

Alright, Military spouse here. Poverty rate is 8.2%, which is pretty low. The median home value here is around $205,700, which is actually reasonable. People here are genuinely friendly, not just surface-level. Am I overthinking this? Looking forward to hearing from you all. There's a growing tech scene which is exciting.
