Random thought, It's a a smaller city city with about 78,738 people. It's not perfect, but the community is solid. Worth the trade-offs? It's not perfect, but the community is solid. Downtown has improved a lot in recent years. The school system varies a lot by neighborhood. The parks and outdoor areas are a huge plus. The suburbs are where most families end up.

Real talk - this place is not for everyone, and I think that's OK.
If you value outdoor recreation, you'll love it. The housing market is genuinely tough and I've found it's not perfect but it works for me. My neighborhood (Riverside) is pricey and I feel safe walking around at night.
But if you're coming from Denver, be prepared for the culture shock. safety is completely different here. And Rising rent and home prices.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Renting here right now, paying about /mo for a 4-bedroom. it's been a really good experience overall. Compared to Raleigh it's surprisingly good.

I've been here 6 years and I have mixed feelings honestly. The thing nobody mentions is school system. It's wild and it affects daily life more than you'd think.
That said, the pet-friendliness is legit. And if you're into hiking, this place is underrated.
Neighborhood matters A LOT here. The Maple Ridge side vs the Oak Park side are basically different cities. Make sure you visit both before deciding.
Definitely worth checking out..

I'm a real estate agent who relocated here from Charlotte about 7 years ago. The main reasons were cost of living and weather.
Pros I've experienced:
- Lots of new development happening
- Close to major attractions
- Strong sense of community
Cons that are real:
- Urban sprawl is real
- Dating scene is rough
Financially, we've found it decent compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are stable, gas is challenging.
Socially, I wouldn't want to live anywhere else right now. Would recommend to anyone considering it..

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a teacher, 56, moved here 6 years ago from Portland. I've lived in Uptown and Meadowbrook, and traveled to most parts of the metro.
**What I love:**
1. Cost of living is very reasonable
2. Good healthcare facilities
3. Close to major attractions
4. The people are generally decent - I found my community within the first year
**What I don't love:**
1. Summers can be brutally hot
2. Winters are long and cold
3. The safety situation is wild and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Uptown: Great for remote workers. tough vibes, walkable.
- Meadowbrook: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Portland, everything felt tough. Rent is about /mo. Groceries are competitive. Gas is developing. You can live comfortably on $40K-$150K here.
**Final verdict:**
