Is it worth buying in Auburn?

First post here. Just moved here 18 months ago and Average temperature is around 61--F, so the weather is moderate. Household incomes average around $78,317 in Auburn. You can expect to pay around $1,198 for rent here. Homes are going for about $232,000 on average. It's changing fast -some good, some not so much. It's not perfect, but the community is solid. Cost of living is definitely rising, but still manageable. The parks and outdoor areas are a huge plus.

Pros:
- Good job market
- Friendly people
- Good internet infrastructure
- Active local events
- Good airport connections

Cons:
- Cold winters
- Lack of diversity
- Chain restaurants dominate
- Not enough green space

Used to live on the Sunset side, now on the North side. Completely different vibe. I genuinely enjoy living here.
