Avenal in the winter -how bad?

Hey, The median home value here is around $224,800, which is actually reasonable. Household incomes average around $52,986 in Avenal. The suburbs are where most families end up. Should I be concerned? The food scene here is surprisingly good. The city has invested a lot in new development. There's a real sense of community in certain neighborhoods.

Hot take but it's exactly what I was looking for. I know a lot of people disagree but after 2 years here, that's my honest assessment.
