First post here. I'm a college student here and Median household income is $110,174, which feels pretty solid for the area. Poverty rate is 2.3%, which is pretty low. Downtown has improved a lot in recent years. The city has invested a lot in new development. Public transit needs a lot of work honestly. The school system varies a lot by neighborhood. It's not perfect, but the community is solid. Property taxes are high but you get good services. The weather takes some getting used to. Cost of living is definitely rising, but still manageable. Depends on what you're looking for honestly. If you want pet-friendliness, then yeah this place is great. But if public transit matters to you, might want to look elsewhere.

I've been in The Heights for 7 years. Moved from Phoenix for work. Here's my honest, detailed take:
**Housing:**
The market right now is decent. We bought in 2015 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. The market is competitive but not impossible.
**Employment:**
construction is strong here. hospitality is hit or miss. If you're remote, you'll love the cost of living. Average salaries are competitive for the area.
**Quality of Life:**
I genuinely enjoy living here. The outdoor scene is challenging - we have ski resorts within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. The Heights schools are hit or miss. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Limited shopping options. And traffic can be frustrating.
