Rent is about $1,958/month for a decent place. There's a real sense of community in certain neighborhoods. It's a very car-dependent city, for better or worse. Worth the trade-offs? Cheers. The school system varies a lot by neighborhood. Traffic can be rough during rush hour, no sugarcoating that. There's a real sense of community in certain neighborhoods.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Pine Hills for 13 years. Moved from Boston for my partner's job. Here's my honest, detailed take:

**Housing:**
The market right now is pretty good. We bought in 2015 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
healthcare is strong here. education is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.

**Quality of Life:**
the quality of life is solid. The outdoor scene is tough - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are hit or miss. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Property taxes are high. And food scene can be frustrating.

**Bottom line:**

Gonna give a different perspective here since most replies seem solid.

I've been here 5 years and it's exactly what I was looking for. The thing nobody mentions is community vibe. It's developing and it affects daily life more than you'd think.

That said, the traffic is legit. And if you're into hiking, this place is surprisingly good.

Neighborhood matters A LOT here. The Meadowbrook side vs the Downtown side are basically different cities. Make sure you visit both before deciding.

OK so I've been meaning to write this for a while. I moved here 3 years ago from LA and here's my honest breakdown:

Housing: Buying is tough right now, renting is more reasonable. We're paying /mo for a 4-bed in Riverside. It's average for what you get.

Jobs: The market is wild right now, especially in marketing. If you're in tech you might struggle.

People: Generally solid. It took about 14 months to build a solid friend group.

Food: tough. Tons of options if you like Mexican.

No regrets on my end..

Great question. I'll try to be comprehensive here.

I'm a lawyer who relocated here from Denver about 7 years ago. The main reasons were a job opportunity and quality of life.

Pros I've experienced:
- Low crime in most neighborhoods
- Good healthcare facilities
- Diverse dining options

Cons that are real:
- Not very walkable outside downtown
- Not a lot of cultural diversity

Financially, we've found it tough compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are manageable, gas is surprisingly good.

Socially, I wouldn't want to live anywhere else right now. Feel free to reach out with questions..

As someone who grew up here, I wouldn't want to live anywhere else right now. A lot has changed in the past few years though. pet-friendliness used to be much competitive but now it's average.
