Random thought, Poverty rate is 4.0%, which is pretty low. Does this match your experience? It's changing fast -some good, some not so much.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Westside for 2 years. Moved from LA for my partner's job. Here's my honest, detailed take:
**Housing:**
The market right now is hit or miss. We bought in 2021 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. The market is competitive but not impossible.
**Employment:**
consulting is strong here. healthcare is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.
**Quality of Life:**
the quality of life is solid. The outdoor scene is excellent - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Westside schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Homeless population growing downtown. And nightlife can be frustrating.
**Bottom line:**
For families, I'd say this is a 7/10. Definitely worth checking out.. Feel free to ask specific questions - happy to help.

Bought a house here in 2023 and it's exactly what I was looking for. Property values have gone up significantly since then.

Came here for family and stayed because I'm still on the fence after all this time. The school system is honestly pretty good and I don't see that changing anytime soon.
