Cheapest neighborhoods in Batavia?

Hello, Rent is about $1,255/month for a decent place. Household incomes average around $119,167 in Batavia. You can expect to pay around $1,255 for rent here. Average temperature is around 50--F, so expect cold winters. There's a real sense of community in certain neighborhoods. Property taxes are high but you get good services. Let me know your thoughts. Public transit needs a lot of work honestly. There's a real sense of community in certain neighborhoods. Traffic can be rough during rush hour, no sugarcoating that. From a safety perspective, it really depends on the area. Some neighborhoods are hit or miss, others not so much. Do your research on specific streets.

I work in real estate here and I have mixed feelings honestly. The job market for my field is hit or miss. It's not for everyone but it works for us..

Bought a house here in 2021 and it's exactly what I was looking for. Property values have gone up a bit since then.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a accountant, 40, moved here 3 years ago from Phoenix. I've lived in Greenfield and Pine Hills, and traveled to most parts of the metro.

**What I love:**
1. Growing food and restaurant scene
2. Low crime in most neighborhoods
3. Nice parks and green spaces
4. The people are generally decent - I found my community within the first year

**What I don't love:**
1. Rising rent and home prices
2. Can feel isolated
3. The school system situation is manageable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Greenfield: Great for families. tough vibes, walkable.
- Pine Hills: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Phoenix, everything felt tough. Rent is about /mo. Groceries are reasonable. Gas is reasonable. You can live comfortably on $60K-$100K here.

**Final verdict:**
Happy to answer more specific questions.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

I've lived in Maple Ridge for about 6 years now, so I can give you a pretty detailed perspective.

I have mixed feelings honestly. When I first moved here from Salt Lake City, I was surprised by traffic. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Decent public transit for the size
- Diverse dining options
- The walkability scene is better than expected

The downsides:
- Rising rent and home prices
- Not a lot of cultural diversity

Overall I'd rate it 9/10 for retirees. It's not for everyone but it works for us..

OK so I've been meaning to write this for a while. I moved here 11 years ago from Pittsburgh and here's my honest breakdown:

Housing: Buying is tough right now, renting is more reasonable. We're paying /mo for a 1-bed in West. It's surprisingly good for what you get.

Jobs: The market is developing right now, especially in education. If you're in government you might struggle.

People: Generally tough. It took about 12 months to build a solid friend group.

Food: better than expected. Tons of options if you like BBQ.

Definitely worth checking out..

Came here for work and stayed because I'm still on the fence after all this time. The outdoor recreation is honestly solid and I don't see that changing anytime soon.
