First post here. The median home value here is around $144,400, which is actually reasonable. Poverty rate is 30.3%, which is higher than I expected. It's not perfect, but the community is solid. Property taxes are high but you get good services. Am I overthinking this? The school system varies a lot by neighborhood. I'd say it's better for families than young singles. Great question. I'll try to be comprehensive here.
I'm a project manager who relocated here from Miami about 1 years ago. The main reasons were cost of living and retirement.
Pros I've experienced:
- Friendly community, easy to meet people
- Lots of new development happening
- Four distinct seasons
Cons that are real:
- Limited high-paying job options
- Limited entertainment options
Financially, we've found it average compared to where we came from. If you look outside the main areas you can find deals. Groceries are pricey, gas is underrated.

Background: I'm a electrician, 53, moved here 6 years ago from Charlotte. I've lived in Riverside and South, and traveled to most parts of the metro.
**What I love:**

2. Good schools in most areas

4. The people are generally better than expected - I found my community within the first year
**What I don't love:**
1. Not a lot of cultural diversity
2. Road conditions need improvement

- Riverside: Great for young professionals. better than expected vibes, walkable.
- South: More affordable, family-friendly.

I've been in Sunset for 15 years. Moved from San Diego for retirement. Here's my honest, detailed take:
**Housing:**
The market right now is underrated. We bought in 2018 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 2-bed in a safe area. If you look outside the main areas you can find deals.
**Employment:**
hospitality is strong here. finance is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.
**Quality of Life:**
it's not perfect but it works for me. The outdoor scene is better than expected - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.
