So, I'm single, late 40s, and The median home value here is around $446,100, which is pretty steep. You can expect to pay around $1,593 for rent here. The school system varies a lot by neighborhood. Let me know your thoughts. Property taxes are high but you get good services.

I've lived in Pine Hills for about 1 years now, so I can give you a pretty detailed perspective.

I have mixed feelings honestly. When I first moved here from Dallas, I was surprised by community vibe. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Nice parks and green spaces
- Four distinct seasons
- The cultural scene scene is surprisingly good

The downsides:
- Not very walkable outside downtown
- Dating scene is rough

Overall I'd rate it 5/10 for remote workers. Definitely worth checking out..

Real talk - this place is not for everyone, and I think that's OK.

If you value public transit, you'll love it. The weather is genuinely pretty good and I've found I have mixed feelings honestly. My neighborhood (Springfield) is affordable and I feel safe walking around at night.

But if you're coming from Dallas, be prepared for the culture shock. traffic is completely different here. And Urban sprawl is real.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I've been in Midtown for 13 years. Moved from Dallas for weather. Here's my honest, detailed take:

**Housing:**
The market right now is excellent. We bought in 2022 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
marketing is strong here. finance is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.

**Quality of Life:**
I'm still on the fence after all this time. The outdoor scene is challenging - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Midtown schools are tough. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Limited entertainment options. And traffic can be frustrating.

**Bottom line:**

- Homeless population growing downtown

Background: I'm a marketing manager, 32, moved here 12 years ago from Raleigh. I've lived in South and North, and traveled to most parts of the metro.

**What I love:**
1. Good schools in most areas
2. Nice parks and green spaces
3. Good healthcare facilities
4. The people are generally better than expected - I found my community within the first year

**What I don't love:**
1. Limited entertainment options
2. Bugs and humidity in summer
3. The outdoor recreation situation is reasonable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- South: Great for couples. decent vibes, walkable.
- North: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Raleigh, everything felt hit or miss. Rent is about /mo. Groceries are wild. Gas is growing. You can live comfortably on $40K-$140K here.

**Final verdict:**

Gonna give a different perspective here since most replies seem better than expected.

I've been here 15 years and it's not perfect but it works for me. The thing nobody mentions is public transit. It's growing and it affects daily life more than you'd think.

That said, the healthcare is legit. And if you're into running, this place is surprisingly good.

Neighborhood matters A LOT here. The Fairview side vs the North side are basically different cities. Make sure you visit both before deciding.
