Bear Creek vs Dallas -which is better?

Random thought, I'm a college student here and Average temperature is around 62--F, so the weather is moderate. With a population of 1,317, Bear Creek is a small town. Crime rate is something to consider -Bear Creek sits at 1,050.6 per 100K. The unemployment rate is 4.8%, which is about average. The median home value here is around $95,300, which is actually reasonable. Property taxes are high but you get good services. Cost of living is definitely rising, but still manageable. I'd say it's better for families than young singles. Public transit needs a lot of work honestly.

Pros:
- Easy commute
- Lots of new development
- Strong sense of community
- Walkable downtown
- Good airport connections

Cons:
- High property taxes
- Limited cultural events
- Not enough green space
Traffic can be rough during rush hour, no sugarcoating that. It's changing fast -some good, some not so much. Property taxes are high but you get good services. From a safety perspective, it really depends on the area. Some neighborhoods are surprisingly good, others not so much. Do your research on specific streets.

Bought a house here in 2021 and I'm still on the fence after all this time. Property values have gone up significantly since then.

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, there are trade-offs but the good outweighs the bad. Definitely worth checking out..
