Relocating to Bear, DE -pros and cons?

I've been here for 2 years and Homes are going for about $280,200 on average. The median home value here is around $280,200, which seems about average. Public transit needs a lot of work honestly. The parks and outdoor areas are a huge plus. The school system varies a lot by neighborhood. Is this normal for Bear? Public transit needs a lot of work honestly. I'd say it's better for families than young singles. Public transit needs a lot of work honestly. The suburbs are where most families end up. Public transit needs a lot of work honestly. People here are genuinely friendly, not just surface-level. There's a real sense of community in certain neighborhoods. Property taxes are high but you get good services. The city has invested a lot in new development. The suburbs are where most families end up. There's a growing tech scene which is exciting. Honestly, I think it's a great place if you know where to look. Night life is decent if you know the right spots. Property taxes are high but you get good services.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a physical therapist, 25, moved here 8 years ago from Tampa. I've lived in Downtown and Springfield, and traveled to most parts of the metro.

**What I love:**
1. Friendly community, easy to meet people
2. Growing food and restaurant scene
3. Diverse dining options
4. The people are generally challenging - I found my community within the first year

**What I don't love:**
1. Traffic during rush hour is rough
2. Road conditions need improvement
3. The cultural scene situation is stable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Downtown: Great for retirees. challenging vibes, walkable.
- Springfield: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Tampa, everything felt challenging. Rent is about /mo. Groceries are wild. Gas is established. You can live comfortably on $50K-$110K here.

**Final verdict:**
Would recommend to anyone considering it.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
