Moving to Beaumont for work -advice?

Hey folks, I'm a remote worker and Median household income is $57,530, which feels about average for the area. The median home value here is around $158,800, which is actually reasonable. The suburbs are where most families end up. What do you all think?

Renting here right now, paying about /mo for a 3-bedroom. it was the best decision I ever made. Compared to Houston it's hit or miss.
