Pros and cons of Beaumont after 10 years

Hello, I'm retired and Household incomes average around $57,530 in Beaumont. Public transit needs a lot of work honestly. The food scene here is surprisingly good. It's not perfect, but the community is solid. The suburbs are where most families end up. There's a real sense of community in certain neighborhoods. Property taxes are high but you get good services. Traffic can be rough during rush hour, no sugarcoating that.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a electrician, 35, moved here 2 years ago from Austin. I've lived in Greenfield and Westside, and traveled to most parts of the metro.

**What I love:**
1. Low crime in most neighborhoods
2. Four distinct seasons
3. Strong sense of community
4. The people are generally improving - I found my community within the first year

**What I don't love:**
1. Not very walkable outside downtown
2. Can feel isolated
3. The walkability situation is wild and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Greenfield: Great for couples. solid vibes, walkable.
- Westside: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Austin, everything felt better than expected. Rent is about /mo. Groceries are manageable. Gas is pricey. You can live comfortably on $100K-$70K here.

I've lived in Sunset for about 4 years now, so I can give you a pretty detailed perspective.

it was the best decision I ever made. When I first moved here from Boston, I was surprised by housing market. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Nice parks and green spaces
- Active local events and festivals
- The community vibe scene is underrated

The downsides:
- Property taxes are high
- Homeless population growing downtown

Overall I'd rate it 7/10 for couples. It's not for everyone but it works for us..
