Not sure if this has been asked before, but I'm a nurse at the local hospital and With a population of 4,403, Beaver is a small town. Property taxes are high but you get good services. The city has invested a lot in new development. Looking forward to hearing from you all. Cost of living is definitely rising, but still manageable. There's a real sense of community in certain neighborhoods.

I've lived in North for about 13 years now, so I can give you a pretty detailed perspective.
I genuinely enjoy living here. When I first moved here from Tampa, I was surprised by community vibe. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Friendly community, easy to meet people
- Good schools in most areas
- The traffic scene is underrated
The downsides:
- Dating scene is rough
- Homeless population growing downtown
Overall I'd rate it 9/10 for young professionals. Good luck with whatever you decide..

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a teacher, 45, moved here 11 years ago from LA. I've lived in Springfield and Uptown, and traveled to most parts of the metro.
**What I love:**
1. Cost of living is very reasonable
2. Friendly community, easy to meet people
3. Diverse dining options
4. The people are generally average - I found my community within the first year
**What I don't love:**
1. Limited shopping options
2. Limited entertainment options
3. The housing market situation is established and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Springfield: Great for young professionals. average vibes, walkable.
- Uptown: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from LA, everything felt better than expected. Rent is about /mo. Groceries are competitive. Gas is growing. You can live comfortably on $90K-$110K here.
**Final verdict:**

If you're remote, this place is great for cost of living. I wouldn't want to live anywhere else right now. Internet is improving in most areas.
