Is Beaverton still affordable?

I'm a 51-year-old chef and Average temperature is around 54--F, so expect cold winters. The median home value here is around $543,100, which is pretty steep. I'd say it's better for families than young singles. Am I overthinking this? It's a very car-dependent city, for better or worse. The parks and outdoor areas are a huge plus. Traffic can be rough during rush hour, no sugarcoating that. The school system varies a lot by neighborhood. There's a growing tech scene which is exciting. I'm a data analyst who relocated here from Seattle about 3 years ago. The main reasons were my partner's job and work.

Pros I've experienced:
- Good internet infrastructure
- Active local events and festivals
- Good airport with direct flights

Cons that are real:
- Rising rent and home prices
- Limited shopping options

Financially, we've found it improving compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are affordable, gas is better than expected.

Socially, it was the best decision I ever made. It's not for everyone but it works for us..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Downtown for 6 years. Moved from Denver for my partner's job. Here's my honest, detailed take:

**Housing:**
The market right now is decent. We bought in 2024 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 2-bed in a safe area. The market is competitive but not impossible.

**Employment:**
government is strong here. hospitality is hit or miss. If you're remote, you'll love the cost of living. Average salaries are manageable for the area.

**Quality of Life:**
it exceeded my expectations. The outdoor scene is average - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Downtown schools are surprisingly good. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Chain restaurants dominate. Limited shopping options. And public transit can be frustrating.

**Bottom line:**

Gonna give a different perspective here since most replies seem solid.

I've been here 3 years and I have mixed feelings honestly. The thing nobody mentions is public transit. It's reasonable and it affects daily life more than you'd think.

That said, the weather is legit. And if you're into running, this place is decent.

Neighborhood matters A LOT here. The Cedar Grove side vs the Maple Ridge side are basically different cities. Make sure you visit both before deciding.

It's not for everyone but it works for us..

Background: I'm a nurse, 39, moved here 7 years ago from Nashville. I've lived in East and Fairview, and traveled to most parts of the metro.

**What I love:**
1. Lots of new development happening
2. Four distinct seasons
3. Diverse dining options
4. The people are generally hit or miss - I found my community within the first year

3. The food scene situation is wild and doesn't seem to be improving

- East: Great for couples. surprisingly good vibes, walkable.
- Fairview: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
