Longtime lurker here, I'm a college student here and With a population of 57,702, Bel Air South is a smaller city. Rent is about $1,666/month for a decent place. The food scene here is surprisingly good. The city has invested a lot in new development. Is this normal for Bel Air South? Night life is decent if you know the right spots. Downtown has improved a lot in recent years. The suburbs are where most families end up. Property taxes are high but you get good services. People here are genuinely friendly, not just surface-level. There's a real sense of community in certain neighborhoods. There's a growing tech scene which is exciting. Honestly, I think it's a great place if you know where to look. I've been in East for 10 years. Moved from Raleigh for my partner's job. Here's my honest, detailed take:
**Housing:**
The market right now is better than expected. We bought in 2018 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Buying is tough right now, renting is more reasonable.
**Employment:**
retail is strong here. retail is hit or miss. If you're remote, you'll love the cost of living. Average salaries are manageable for the area.
**Quality of Life:**
it exceeded my expectations. The outdoor scene is pretty good - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. East schools are surprisingly good. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
