Best and worst neighborhoods in Belen

My family moved here when I was a kid. Rent is about $877/month for a decent place. Median household income is $40,354, which feels on the lower side for the area. It's a a small town city with about 7,427 people. Traffic can be rough during rush hour, no sugarcoating that. The school system varies a lot by neighborhood. The parks and outdoor areas are a huge plus.

Pros:
- Good job market
- Close to nature
- Walkable downtown
- Plenty of shopping options

Cons:
- Hot summers
- Limited nightlife
- Far from major airports
- Chain restaurants dominate
The parks and outdoor areas are a huge plus. Night life is decent if you know the right spots. I'd say it's better for families than young singles. Not gonna lie, the first year was rough. But once you find your neighborhood and your people, I genuinely enjoy living here. Your mileage may vary depending on what you're looking for..

I've been living here for 8 years and I'd say I have mixed feelings honestly. The pet-friendliness is solid compared to other places I've lived. Overall Would recommend to anyone considering it..

Real talk - this place is not for everyone, and I think that's OK.

If you value outdoor recreation, you'll love it. The community vibe is genuinely tough and I've found I love the pace of life here. My neighborhood (Uptown) is reasonable and I feel safe walking around at night.

But if you're coming from Raleigh, be prepared for the culture shock. weather is completely different here. And Not very walkable outside downtown.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Great question. I'll try to be comprehensive here.

I'm a teacher who relocated here from Boston about 12 years ago. The main reasons were cost of living and work.

Pros I've experienced:
- Growing food and restaurant scene
- Four distinct seasons
- Diverse dining options

Cons that are real:
- Road conditions need improvement
- Far from beaches/mountains

Financially, we've found it hit or miss compared to where we came from. The market is competitive but not impossible. Groceries are wild, gas is excellent.

Socially, I genuinely enjoy living here. It's not for everyone but it works for us..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Midtown for 15 years. Moved from Nashville for a fresh start. Here's my honest, detailed take:

**Housing:**
The market right now is underrated. We bought in 2019 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 3-bed in a safe area. Older homes are where the value is.

**Employment:**
government is strong here. government is hit or miss. If you're remote, you'll love the cost of living. Average salaries are stable for the area.

**Quality of Life:**
I wouldn't want to live anywhere else right now. The outdoor scene is pretty good - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Midtown schools are tough. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Nightlife is limited. Not a lot of cultural diversity. And public transit can be frustrating.

**Bottom line:**
For retirees, I'd say this is a 5/10. Your mileage may vary depending on what you're looking for.. Feel free to ask specific questions - happy to help.
