Belgrade housing prices -when will it stop?

Hello, I'm single, late 30s, and Crime rate is something to consider -Belgrade sits at 380.3 per 100K. The unemployment rate is 1.9%, which is pretty low. It's a a small town city with about 11,425 people. Traffic can be rough during rush hour, no sugarcoating that. Honestly, I think it's a great place if you know where to look.

Pros:
- Good job market
- Walkable downtown
- Plenty of shopping options

Cons:
- Poor road conditions
- Mosquitoes and humidity
- Far from major airports
- Homelessness issues downtown

Gonna give a different perspective here since most replies seem excellent.

I've been here 8 years and there are trade-offs but the good outweighs the bad. The thing nobody mentions is school system. It's pricey and it affects daily life more than you'd think.

That said, the school system is legit. And if you're into biking, this place is improving.

Neighborhood matters A LOT here. The Westside side vs the Cedar Grove side are basically different cities. Make sure you visit both before deciding.
