Is Belleview getting better or worse?

Longtime lurker here, We have two kids and Crime rate is something to consider -Belleview sits at 393.2 per 100K. The median home value here is around $183,400, which is actually reasonable. Household incomes average around $48,252 in Belleview. It's a very car-dependent city, for better or worse. Downtown has improved a lot in recent years. It's changing fast -some good, some not so much. Anyone in a similar situation? Property taxes are high but you get good services. Downtown has improved a lot in recent years. OK so I've been meaning to write this for a while. I moved here 3 years ago from Austin and here's my honest breakdown:

Housing: Older homes are where the value is. We're paying /mo for a 4-bed in North. It's excellent for what you get.

Jobs: The market is developing right now, especially in retail. If you're in retail you might struggle.

People: Generally underrated. It took about 16 months to build a solid friend group.

Food: underrated. Tons of options if you like Asian.
